Can I still use my property?

Yes, it's your property. With short-term rentals, we plan your own stays around the booking calendar; how much notice we need and how often you can use it are agreed in your assessment. With a long-term lease, the property is the tenant's home for the length of the contract.

Short-term or long-term: which is right for me?

Short-term rentals usually earn more, but income varies with the season and the property needs more operation. Long-term gives you steady monthly income with less turnover. It depends on your property, its location and your plans; we compare both with you in the free assessment.

What does the management fee cover?

Everything to do with managing the rental. In short-term: listings, pricing, guest communication, check-ins, cleaning coordination, inspections, vendors and reports, for 25% of gross rental profit. In long-term: tenant search and screening, the lease, rent collection, inspections, maintenance coordination and reports, for 10%.

What costs stay with me?

The usual costs of owning the property: HOA fees, taxes and mortgage (if applicable), property insurance, legal expenses if an eviction is required, periodic deep cleaning, property maintenance, utilities and pool maintenance.

What happens if a guest or tenant damages something?

We inspect the property after every stay and at every move-out, track the inventory and document what we find. If there is damage, we tell you right away and coordinate the repair. How deposits and claims are handled is set in your agreement.

How do I know what's happening with my property?

Through our owner portal you can see your properties, calendar and bookings, and follow maintenance requests, from anywhere. You also get monthly reports, quarterly review meetings and a single point of contact on our team.

Is there a cost to get started?

Yes, a one-time onboarding fee per property. For short-term rentals it goes from US$500 (studio or 1 bedroom) to US$1,000 (4 bedrooms), and US$1,500–2,000 for premium properties. It covers the full setup (inspection, inventory, professional photos and video, technical checks, starter supplies, access and digital file) and the initial marketing. We confirm your amount after the free assessment; for long-term rentals it's quoted there.

Is there a minimum commitment?

The term and how to end the agreement are set in your management contract. We go over them with you in the assessment, so there are no surprises.

What is the free assessment?

A no-obligation review of your property: its condition, the upgrades that would attract more guests or tenants, how to market it and its income potential. You leave with a clear picture, whether or not you work with us.

Which areas do you work in?

Punta Cana: White Sands, Los Corales, El Cortecito, Cap Cana, Cana Bay, Vista Cana, Downtown Punta Cana, Punta Cana Village and Macao. If your property is elsewhere in the area, ask us.

Do you work with properties that are still under construction?

Tell us about it. We can plan the setup ahead of delivery so the property is ready to rent sooner. Whether and when we can take it on depends on the project, and we define it in the assessment.
