Before we list your property, we inspect it, document it, photograph it and set it up for guests. It's a one-time investment that also covers the initial marketing to launch your listing.
The process
From your first call to your first booking
Six steps, with a single point of contact at Tropical and everything visible in your owner portal.
Free assessment
We review your property's condition, the upgrades that would attract more guests, how to market it and its income potential. No obligation.
Management agreement
We agree on the model, short-term or long-term, the terms and what each side covers. Our fee is 25% for short-term and 10% for long-term.
Your owner portal
You get an invitation to the portal. You complete your details and payout information, register the property and fill in its checklist.
Onboarding fee
A one-time fee per property, paid online by card in your portal. We confirm the amount after reviewing your property; nothing is charged before that.
Setup
Inspection and inventory, professional photos, video and drone, technical checks, starter supplies, access and security, and your digital property file.
Launch
We publish your listing on the platforms with an optimized description, dynamic pricing and synced calendars, and run the initial promotions.

The initial property setup and launch preparation, including the initial marketing investment for advertising, listing platforms and promotional activities.

Technical inspections
- Deep cleaning inspection before activation
- Smoke and carbon monoxide detector check (if applicable)
- AC maintenance inspection and filter check
- Water heater inspection
- Appliance functionality check
- Pest control assessment
Starter supplies
- Toiletry kit: shampoo, soap, conditioner, hand soap and body cream
- Trash bags, paper towels and toilet paper
- Kitchen kit: water, beer, tea, snacks, coffee, sugar, salt, pepper, olive oil and vinegar, among others
Access & security
- Printed manual: house rules, Wi-Fi, emergency contacts and local tips
- Parking confirmed and documented; pool and gym hours and rules
- Self check-in setup (lockbox or keypad)
- One spare set of backup keys
- Verification of all keys, locks, remotes and access cards
- Smart lock programming and backup access procedure
- Security camera review (if applicable)
- Owner authorization form for maintenance and emergency access
Digital setup
- Cloud folder with photos, videos, manuals, warranties and invoices
- Collection of appliance manuals and warranty information
- Property maintenance schedule setup
- Owner consultation and property strategy session
